Sceptical?

The eight things people actually ask.

Pricing, data sources, survey overlap, refunds, and what happens to the address you paste. The honest answers, with no hedging.

Is this just an AI summary of the listing?
No. We pull from up to 66 named public registersper request — Environment Agency, Land Registry, EPC, Coal Authority, Companies House, CAA, planning portals, and dozens more. The AI writes the prose. The registers write the data. Every fact carries a citation chip pointing at the source URL and our fetch timestamp.
What does £9.99 actually buy me?
One Standard report — a sourced 12-page PDF, usually ready in about 30 seconds, on any home in England or Wales with a Rightmove, Zoopla, or OnTheMarket listing. No subscription, no account required, no auto-renewal. The PDF is yours to download, print, and forward to your solicitor.
What if some of the sources don't respond?
We tell you on the page — every source shows up in the per-report ledger marked healthy, degraded, or unavailable. Under 70% coverage, we refund you automatically — no need to ask. It usually shows in 5–10 working days.
How is this different from a survey?
A survey is a person walking the property — brilliant for damp, structure, and roof condition, terrible at flight paths, freeholder history, mineshafts, or planning applications next door. Eavesdrop is the desk-research half of due diligence: every public-record fact that sits outside what a surveyor can see in two hours.
Where does the data actually come from?
Named public registers only — OGL bulk datasets where they exist (Land Registry, EPC, EA flood polygons, Coal Authority, planning.data, ONS) and direct API calls for the live ones (Companies House, Postcodes.io, EA real-time flood warnings). We don’t scrape Rightmove. We don’t buy data brokers’ lists. See the full source list →
How long does a report take to land?
Usually about thirty seconds end-to-end. The PDF arrives by email and is available in your dashboard immediately. If anything is slower than 60 seconds you’ll see the live source ledger explain why.
Will my data be sold or kept?
No. We retain your report and its property address for the lifetime of your account so you can download it again. You can delete a report at any time. Buyer-profile answers are purged when rendering completes, and raw listing HTML is purged within 24 hours, as described in our privacy notice. We don’t resell your data to estate agents or train models on your queries.
Who's behind Eavesdrop?
A UK developer who got tired of overpaying for due-diligence searches and being the least-informed person in the room. Built in public, based in the UK, funded by report sales — not VCs, not estate agents, not data brokers. The whole product roadmap is in the open.
