Estimate only. Uses standard Sportelli rates (7% capitalisation, 5% deferment) for flats under the Leasehold Reform, Housing and Urban Development Act 1993 Schedule 13. Actual premium is determined by negotiation or by the First-tier Tribunal (Property Chamber). Excludes professional fees: surveyor £1,500–£3,000, solicitor £2,000–£4,000.

LFRA 2024 status. The Leasehold and Freehold Reform Act 2024 received Royal Assent but the valuation provisions (marriage value abolition, deferment rate changes) are not yet commenced as of May 2026 (Commons Library briefing CBP-8047). When commenced, this calculator will be updated.

How the formula works

The premium has three components: ground rent capitalisation (the present value of the ground rent the freeholder gives up), reversion value (the present value of the freeholder eventually getting the property back), and marriage value (only if the lease has under 80 years remaining — the leaseholder pays half of the uplift from extending) (Leasehold Reform, Housing and Urban Development Act 1993, Schedule 13).

This calculator uses the Sportelli rates established in Earl Cadogan v Sportelli [2007] EWCA Civ 1042: a 7% capitalisation rate and a 5% deferment rate for flats. The First-tier Tribunal (Property Chamber) routinely deviates by 0.5–1.5 percentage points depending on regional evidence, so any real-world valuation should be done by a qualified surveyor.
