The boring stuff most property tools skip.
Eavesdrop pulls facts from 60+ named public registers and prints them back with citations. That posture comes with regulatory weight — UK consumer rights law, GDPR, the database-right, advertising codes — and we wear it on the outside, not buried in terms.
Here’s everything we’d want to know if we were buying from us.
Who we are: meet the founder.

The product, in use. Every claim above is a claim we already make good on, in writing, on a real report.
Six things, on the outside.
The registers, the registration numbers, the insurance, the refund. If a property tool is happy to write these on its homepage, the legal posture is real.

Fewer than 70%? The refund processes itself
If our pipeline pulls fewer than 70% of available sources for your property, the refund is processed automatically. No support ticket, no negotiation. The refund hits the original payment method, usually 5–10 working days after processing.
A one-off purchase, owned forever
Eavesdrop is a one-off purchase. No auto-renewal, no recurring charge, no cancellation flow to navigate. £9.99 per report — paid once, downloadable as PDF, kept for as long as your hard drive lasts.
What we do with you, in plain English.
Three lifecycles, three citations. The data-protection scope is bounded to a single report job by design, not by promise.
What an Eavesdrop report isn’t.
A structured public-register read, written for a buyer about to make an offer. It is not — and does not replace — any of the following.
- A formal valuation or RICS survey. We pull EPC bands and Land Registry sold prices; we don't inspect your loft or measure damp.
- Legal or conveyancing advice. We surface freeholder structure, restrictive covenants, and tribunal records; your solicitor still needs to read your title deeds.
- Mortgage or financial advice. We model true monthly cost; we don't recommend lenders or products.
- A guarantee that nothing goes wrong. We can only show what's in public registers as of the date of fetch. Things change.
If a register is unavailable on the day you ask, we say so on the page — and if too many fail, we refund automatically. See the auto-refund threshold.
No “AI estimates” pretending to be facts.
