Eavesdrop launches UK property due-diligence at £9.99, citing 60+ public registers per report

London · For immediate release

Eavesdrop launches as a property due-diligence service for England and Wales, operated by Not Another Brand Limited (Companies House 17074425), with a posture its founder describes as deliberately boring: cite every fact in the report to its source, charge £9.99 once, refund the buyer automatically if the pipeline cannot pull at least seventy per cent of those sources for the property in question.

The product takes a paste of any Rightmove, Zoopla, or OnTheMarket listing URL and returns a report in around thirty seconds. The sources are public registers — the Environment Agency flood map, the EPC register, HM Land Registry, the leasehold tribunal record, Companies House, local-authority planning portals, the British Geological Survey radon dataset, and dozens of others. The model that drafts the narrative does not generate the numbers; every flood zone, EPC band, conservation-area marker, school-catchment claim, and mineshaft proximity reading is pulled by a rule-based parser from the named register and cited inline on the report itself.

Eavesdrop publishes its registered company and auto-refund threshold on the outside of the product, not buried in terms. Pricing is a single payment of £9.99 per report with no auto-renewal. There is no account or subscription required for a buyer to run a report. The buyer-profile data that a customer enters is purged from the database the moment the PDF is delivered, by a database trigger built into the schema. Raw page HTML pulled from third-party sites is discarded within twenty-four hours, in line with the UK Copyright and Rights in Databases Regulations 1997. The auto-refund threshold is enforced in code: if fewer than seventy per cent of named sources can be fetched at the moment the buyer asks, the payment is returned to the original card usually within 5–10 working days, without a support ticket. See the regulatory posture page and the comparison page for the underlying material.

Eavesdrop is a UK-only consumer product at launch. The founder, Richard Williams, built it after almost buying a flat under the Heathrow 27R approach without being told what 06:00 on a Tuesday morning sounds like there. Not Another Brand Limited is the UK private limited company that owns and operates Eavesdrop, registered at 37 Sheen Road, Richmond, TW9 1AJ. Press contact: hi@geteavesdrop.com.
