The terms.
The agreement between you and Not Another Brand Limited (trading as Eavesdrop) when you buy a report. Plain English first, lawyer English where the law requires it.
Counsel review engaged 2026-04-26 — awaiting sign-off (target 2026-05-08). These terms will be locked before the first paid checkout. If you have questions in the meantime, mail hi@geteavesdrop.com.
1. Definitions
“Eavesdrop”, “we” or “us” means Not Another Brand Limited (company number 17074425), a company registered in England and Wales with its registered office at 37 Sheen Road, Richmond, TW9 1AJ, trading as Eavesdrop. “You” means the person buying a report. “Report” means a single Eavesdrop due-diligence document generated for one residential property in England and Wales from a listing URL or address you supply. “Source” means a named public register, dataset, or aerial-imagery feed used to compile the report.
2. The report
A report is a decision aid based on public records and aerial imagery, usually compiled in about thirty seconds when you submit a listing URL or address for residential property in England and Wales. Each claim in the report cites its source and the date the source was read. Reports are delivered as a watermarked PDF and as a web view on your dashboard.
A report is decision-support, nota legal opinion, a survey, a mortgage decision, a planning determination, or financial advice. It is a research tool intended to surface what public registers say about an address before you commission a chartered surveyor (RICS), a solicitor (SRA), and a regulated mortgage adviser (FCA). Verdict tiers (“Looks good”, “Minor notes”, “Worth asking”, “Red flag”) are summary signals, not recommendations to buy or to walk.
Classification fields that carry legal weight under section 50 of the Consumer Rights Act 2015 — flood-zone designation, EPC band, conservation-area status, school catchment, mineshaft proximity and similar — are extracted by deterministic rules from the named source register, not paraphrased by a language model. Narrative passages are written over those rule-extracted facts and are reviewed by an automated critic for citation completeness before the report is released. Third-party registers may contain errors; we cite what the register said on the date we read it. This does not affect your statutory rights, including remedies where digital content is faulty, not as described, or not supplied with reasonable care and skill.
3. Payment and your right to cancel
Reports are sold at the price displayed at checkout in pounds sterling, including VAT where applicable. Current tier prices are £9.99 (one report) and £24.99 (three listings, compared). Payment is taken by Stripe at the moment you confirm the order; we never see or store your card details.
Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 you ordinarily have fourteen days from the date of purchase to cancel a contract for digital content and receive a refund. Because we begin generating your report within seconds of payment, the only practical way to deliver the service is to start supply during the cancellation period. At checkout we therefore ask you to:
- Give your express consent to the report being generated immediately; and
- Acknowledge that, in giving that consent, you lose your right to cancel under regulation 37 once supply has begun.
We send a written confirmation of that consent to your registered email within one hour of purchase, on a durable medium, as required by regulation 13. If you do not give that consent at checkout, we cannot generate the report. Your statutory rights to remedies for faulty or misdescribed digital content remain unaffected by this consent. The right to cancel under regulation 37 is independent of the coverage refund described in clause 4 — if your report falls below the coverage threshold we refund you in full regardless of when supply began.
4. Up to 66 sources, coverage qualifier, refund guarantee
Marketing copy describing reports refers to up to 66 sources. The actual number of sources successfully read for any given report depends on which registers publish data for that address and on the live availability of those registers at the moment your report is generated. Every report carries a per-report source ledger listing exactly which sources were read, which were skipped, and why.
Under 70% coverage, we refund you automatically — no need to ask. It usually shows in 5–10 working days. You keep the report regardless. We rely on the source ledger as the authoritative record of coverage; if you believe the ledger is wrong, contact us and we will investigate. Full detail is in the refund policy.
5. Intellectual property
The underlying public-register data is not ours and remains subject to its publisher’s terms. Public-sector datasets we surface are republished under the Open Government Licence v3.0 with attribution where required. The selection, arrangement, narrative writing, ranking, design system and software that combine those sources into an Eavesdrop report are the intellectual property of Not Another Brand Limited.
When you buy a report you receive a personal, non-transferable licence to read, print, download and share the PDF with parties to your prospective property transaction (your solicitor, surveyor, mortgage adviser, partner, or family). You may not republish the report, sell access to it, scrape it, or use it to train a machine-learning model without our written permission. You retain ownership of any address, listing URL, or buyer-profile answers you submit; we hold them only for the purposes set out in the privacy notice and only for as long as that notice describes.
We fetch listing pages and public registers on a per-user, per-action basis to build the report you asked for. We do not warm a corpus, page through results, or retain raw HTML beyond twenty-four hours. This is the database-rights posture set out in our bot policy and is part of how we comply with the UK Copyright and Rights in Databases Regulations 1997.
6. Liability
Nothing in these terms affects your statutory rights under the Consumer Rights Act 2015. Subject to that, and to any liability that cannot lawfully be limited (including for death or personal injury caused by negligence, or fraud), our total liability to you in connection with a report is limited to the price you paid for it.
You agree that, given the nature of a thirty-second public-records read, the report cannot replace the work of a qualified surveyor, solicitor, or mortgage adviser, and that you will engage those professionals before exchanging contracts.
7. Governing law
These terms and any dispute arising out of them are governed by the law of England and Wales. The courts of England and Wales have exclusive jurisdiction, save that if you are a consumer resident elsewhere in the United Kingdom you may bring proceedings in the courts of your place of residence. Statutory consumer rights under the Consumer Rights Act 2015 are unaffected.
